Hurricane Protection and Remodeling Services on Siesta Key

Siesta Key Storm Protection

On October 9, 2024, Hurricane Milton made landfall on Siesta Key. Two weeks after Helene’s surge, the island took the eye of a major hurricane, and the damage ran from the condos along Crescent Beach to the canal homes off Midnight Pass Road. For a lot of Siesta Key owners, the question since then has not been whether to add hurricane protection. It has been which kind, and how soon.

Siesta Key is a mix that changes block by block. Siesta Village has small cottages and rentals within walking distance of the beach. Point of Rocks and Crescent Beach are lined with condos. The bay side and the canal neighborhoods hold larger single family homes, many with docks, pools and wide openings facing the water. West Shore Construction has worked along the Sarasota coast since 1985, and we install impact windows, hurricane shutters, motorized hurricane screens and hurricane fabric across the key, along with remodeling and rebuild work.

Permits on an Unincorporated Island

Siesta Key is not its own city, so building permits go through Sarasota County. The island is in Florida’s wind borne debris region, with design wind speeds at the higher end of the local range, and new and replacement windows and doors must be impact rated or protected

Gulf front parcels seaward of the state’s Coastal Construction Control Line can need state review for some exterior work. For homes in flood zones, the county applies the FEMA substantial improvement rule to repairs and remodels. We confirm all of it before quoting.

Impact Windows and Doors

Impact windows and sliders are the most popular upgrade on Siesta Key since Milton, and it is easy to see why. Laminated glass stays in the frame when struck, keeps the house sealed and needs nobody on site. For rental owners and seasonal residents, that is the whole point. We use frames and hardware built for direct salt exposure.

Shutters for Every Budget

Motorized rolling shutters close in under a minute and add security when the home is empty. Accordion shutters stay mounted and close by hand. Bahama shutters suit the cottages in and around Siesta Village and give shade every day. Storm panels remain the lowest cost option for owners who are on the island to put them up. See every style on our shutters page.

Screens for Lanais and Pools

Canal homes on Siesta Key tend to have large pool cages and lanais facing the water, and many of those enclosures were torn apart in 2024. A motorized hurricane screen mounted at the opening drops into locking side tracks before a storm and protects the space behind it. The rest of the year it works as a sun and bug screen. With our automated hurricane protection, a property manager can close the house from a phone.

Hurricane Fabric

Hurricane fabric such as astroGuard is a light, affordable way to cover big or unusual openings. It rolls up for storage, one person can usually hang it, and it lets in daylight during an outage.

Rebuilding and Remodeling

Some Siesta Key homes are being repaired, and others are being rebuilt from the slab up. As a state certified building contractor, West Shore handles whole home remodeling, kitchens and bathrooms, and we can plan new protection into the project from the start rather than adding it later.

Insurance and Grants

Protected openings are one of the most valuable wind mitigation credits on a Florida homeowners policy. West Shore is an eligible My Safe Florida Home contractor, a state program offering matching grants to qualifying homesteaded owners, and financing is available.
